A short walk to the recently re-opened Jacksonville Beach Pier, a new 136-room oceanfront hotel is taking shape in Jacksonville Beach.

SpringHill Suites by Marriott Jacksonville Beach is on track to open in Spring 2023 at 465 First St. N. on the site of the former Pier Cantina and Sandbar restaurant, which closed on Sept. 22, 2019, after nine years in business. 

A July 5 topping-out ceremony marked the completion of vertical construction of the five-story hotel.

Miami-based developer Key International said the new hotel and restaurant will be an asset to Jacksonville Beach.

"It’s a modern hotel directly on the beach of one of Florida’s premier oceanside destinations. We think it will be a great place to stay for tourists year-round," Colin Gorsuch, Key International vice president of development, told the Times-Union in an email.

"The hotel is unique in that it offers a number of large suites perfect for families and extended stay vacationers," Gorsuch said. "The restaurant has a modern Euro-wall system that completely opens up the space to the exterior. [It] offers a seamless transition from interior to exterior dining and provides unobstructed ocean views from the bar."

The topping-out ceremony — a year after construction began  — marked a significant benchmark in the hotel's progress.

“Hitting this [topping out] milestone keeps us on schedule to open the hotel in Spring 2023,” Gorsuch said.

The project, he said, has overcome a variety of challenges as it moved forward — many rooted in the COVID-19 pandemic and its lingering aftermath.

"The manufacturing availability and transportation of construction materials has been unpredictable over the course of the build. Fortunately, our team procured materials extremely early in the process and has kept us on schedule. We had to secure most materials 6 to 9 months earlier than we would have, building this hotel a year ago," Gorsuch said.

Gorsuch noted the planned amenities for the hotel. Its key features include the location as well as its architecture and design, he said.

"The location of the property is amazing so the architecture and design are tailored to the site. The pool deck and restaurant have ocean views as well as the majority of the guest rooms. All the public spaces are custom designed and the rooms have elevated finishes," he said.

The hotel will offer a daily breakfast buffet, direct beach access, a state-of-the-art fitness center and a family-friendly pool deck that will overlook the ocean. The restaurant and bar will be open to guests as well as visitors, the developer said in a news release updating the project's progress.

“It’s a development that creates affordable beachfront, family-friendly hospitality for the growing Jacksonville Beach market," said Shawn Gracey, Key International executive vice president of hospitality, in the news release.

Atlanta-based firm LPB Atlanta did the hotel’s architectural and interior design work.

“The property’s design blends a modern and clean aesthetic with the surrounding beach town landscape," Buck Lindsay, an LPB architect, said of the project.

KW Jax Beach Owner LLC, a Key International affiliate, bought the nearly 1-acre tract for $8.4 million in a sale recorded Aug. 24, 2020, Duval County property and court records show. 

The project's estimated cost wasn't available from Key International. However, it was estimated as a $45 million investment, reported Construction Journal, a provider of public and private construction project information.
